The part most builders hand back to you.
Stay on our books and we look after the property — catching the small things before they become big ones. Maintenance is charged for time on site, the same way as the trades you already use.
Two tiers, published.
No call-out fee. The first hour is an hour of work, not a charge for turning up, and after that we bill per half hour. Book a full day and you get a full day’s work, charged as five hours. Every figure below is plus VAT.
General & handyman
Repairs, decoration, odd jobs & upkeep

Specialist trades
plumbing, electrical, roofing, plastering & carpentry

A full day’s work is charged at five hours of the same hourly rate — no premium and nothing hidden. Monday to Friday, 8am to 4pm; parking, ULEZ & congestion added at cost. Cancellations are free before 5pm the day before, then £45 + VAT. Full terms on our T&Cs page.
EPC compliance, handled
Rented homes are expected to need EPC C from October 2030 — and F and G ratings already can't be let. Our EPC service maps a portfolio's exposure for free, schedules the works to void periods, and delivers them with an independent post-works certificate. It runs under its own name, My EPC Partner — built for landlords and letting agents, delivered by the Always There team.
Where we keep
Eight postcodes, kept tight on purpose — the only way to actually be there within a working day.
